Selling in Denver’s Historic Neighborhoods: Strategy, Preparation, Results
How two unique Denver properties were carefully positioned to make a strong impression with buyers
Rankin, Goulder & Kissinger
Every home — and every seller — has a unique story. At Rankin, Goulder & Kissinger, our approach is never one-size-fits-all. Across Denver, our team brings a collaborative strategy tailored to each property’s location, condition, and the goals of the seller.
Recently, two distinctive Denver homes — 2620 Bellaire Street in Park Hill and 2922 Welton Street in Five Points — highlighted how thoughtful preparation, design guidance, and strategic marketing can help properties stand out in competitive market conditions. While each home presented different opportunities, both benefited from a customized plan focused on presenting the home in its best possible light and maximizing early buyer interest.
These two historic neighborhoods represent the depth, character, and diversity that make Denver real estate so compelling. Our team’s familiarity with these areas allows us to thoughtfully position each home to attract the right buyers while honoring what makes each neighborhood special. These are not just neighborhoods where we work — they are places we genuinely love and feel deeply connected to.
A Strategic, Tailored Approach
No two homes — or selling situations — are alike. Prior to listing, our team works closely with sellers to develop a strategy that aligns with their timing, priorities, and long-term goals.
“Prior to listing, we come up with a game plan that suits the sellers’ needs, desires, and timeline,” says Allison Rankin. “Every home is different, and we take pride in tailoring the process to highlight what makes each property unique.”
Both properties offered strong location appeal within two of Denver’s most historic and recognizable neighborhoods. Park Hill is known for its picturesque streets, classic architecture, and close proximity to City Park, the Denver Zoo, and neighborhood dining favorites. Five Points carries a rich cultural legacy rooted in jazz history, creative energy, and a vibrant mix of local businesses along the Welton Street corridor.
Understanding the nuances of each neighborhood allowed our team to position both homes in a way that resonated with buyers seeking both lifestyle and long-term value.
Preparation, Design, and Collaboration
Our team takes a comprehensive approach to preparing homes for the market, combining real estate expertise with design insight to showcase each property’s strongest features.
Small adjustments can have a meaningful impact — minimizing distractions, creating inviting focal points, and highlighting flexible living areas that reflect how today’s buyers use their homes.
From furniture placement to lighting, accessories, and layout flow, thoughtful staging plays an important role in helping buyers envision how a home can live day to day. For these homes, the process included collaboration with sellers and then we went to work preparing the homes. With Allison’s daughters home from school for winter break, the process even became a bit of a family affair, with extra helping hands assisting with moving and staging. While preparing a home for sale requires careful planning and attention to detail, these moments of collaboration often make the process especially rewarding.
“We enjoy the process, but we also understand that preparing a home for sale can feel emotional,” Allison says. “Our role is to guide sellers through each step and create a finished product that feels welcoming, functional, and appealing to buyers.”
Timing Matters: Maximizing the First Impression
First impressions are critical when launching a listing, and timing photography strategically can make a meaningful difference in how a home is perceived online.
Set on a scenic, tree-lined street in Park Hill, 2620 Bellaire Street came to market in January — not the ideal time to showcase the lush foliage that defines the neighborhood throughout much of the year. To ensure buyers experienced the home’s full curb appeal, exterior photography was captured in the fall when the landscaping and streetscape were at their peak. Interior photography was completed closer to launch once staging and preparation were finalized.
By combining seasonal exterior photography with fresh interior images, the listing was able to present a complete picture of the home from day one.
Thoughtful preparation ahead of listing helps create strong initial momentum and allows buyers to fully appreciate both the home itself and the lifestyle offered by the surrounding neighborhood.
Featured Property: 2620 Bellaire Street | Park Hill
Located on one of Park Hill’s most picturesque blocks, 2620 Bellaire Street blends classic Denver charm with thoughtful updates designed for modern living. The beautifully updated brick bungalow offers a rare three-bedroom, two-bath main-level layout with an open floor plan filled with natural light. The home’s inviting living spaces, updated finishes, and flexible basement layout create a balance of comfort and functionality that resonates with today’s buyers. Moments from neighborhood favorites including Spinelli’s Market, Cherry Tomato, Honey Hill Café, City Park, the Denver Zoo, the Museum of Nature & Science, and the shops and restaurants along 23rd & Kearney, the location offers both convenience and character.
Homes in highly desirable locations with thoughtful updates continue to stand out with buyers, particularly as we move into the spring market when activity typically increases across Denver.
Featured Property: 2922 Welton Street | Five Points
Located along the Welton Street corridor in Five Points, 2922 Welton Street offers a unique opportunity with flexibility, character, and long-term potential. Five Points has long been recognized as one of Denver’s most culturally rich areas, known for its deep roots in jazz history and its vibrant collection of restaurants, coffee shops, and local businesses. The location provides immediate access to neighborhood destinations including Welton Street Cafe, Queen City Coffee, Rosenberg’s, and other longtime community staples.
With C-MX-5 zoning allowing for residential, commercial, or mixed-use possibilities, the property presents options for a variety of buyers, including owner-occupants, investors, or those seeking income-generating flexibility. Previous use of the basement and enclosed patio as an Airbnb further highlights the adaptability of the property.
As with many homes in dynamic urban locations, versatility and location continue to be key drivers of buyer interest. Because the neighborhood itself is such a meaningful part of the home’s appeal, we created an Instagram reel highlighting the history, energy, and local destinations that make Welton Street and Five Points so distinctive.
The Results: Thoughtful Strategy, Strong Outcomes
Both properties reflect the importance of thoughtful preparation, strategic marketing, and understanding what today’s buyers value most. Following launch, 2620 Bellaire Street quickly generated strong interest and went under contract during the first weekend on the market with multiple competing offers. 2922 Welton Street also quickly went under contract. Both transactions resulted in positive outcomes for the sellers, reflecting the impact of a well-executed strategy and strong market positioning.
“There is nothing more rewarding than helping sellers achieve a successful outcome while also honoring the story of their home,” Allison says. “These neighborhoods each have so much character, history, and community connection. It is truly an honor to represent homes in places we care deeply about.”
While each sale is unique, the underlying goal remains consistent — to position every property in a way that maximizes exposure, attracts qualified buyers, and creates a positive experience for our clients. No matter the market conditions in Denver, homes that are thoughtfully prepared and strategically introduced to the market are well positioned to stand out.
This consistent approach is one reason our team continues to be recognized for both service and results.
